When trying to decide the amount of coverage you should carry on your home, it is important to remember that we are trying to estimate the cost to rebuild, not the purchase price. If you take a standard home and place it in Long Beach and take the same home and place it in Beverly Hills, the price to rebuild would be about the same. The purchase price could be very different. We also have to look at the upgrades to your home. Number of bathrooms, fireplaces grante countertops, hardwood/marble floors, all add to the cost of rebuilding. ![]() | How Much Coverage Do I Need for My Condo With Condo Units instead of insuring the building, we need to insure the "Inside" building items, Condo Betterments or Improvements. It is possible for the Master Association to insure all the Condo Betterments even if the have been upgraded. Instead most associations are not covering any of the inside building items. Floors, Carpets, Cabinets, Toilets, Sinks can all be considered items the unit owners responsibility. Check your CCR's for what is yours to insure and what is the Master Associations. Once you know what your responsiblity, you can deside the amount of coverage you wish. Another item that is different with a Condo, is Loss Assessment coverage. If the Master Association has a uncovered loss or expense, each unit owner can be assessed. Example of this is roof replacement on a building due to age, which is normally not covered by insurance. Fire in a building where the Master Association assess each owner for the deductible, or if they did not have coverage for some reason, which normally would be covered by each unit owners Loss Assessment coverage. Earthquake is one coverage the Master Association are dropping or carrying a large deductible. If you wish Loss Assessment coverage for Earthquake, you need to carry earthquake coverage and be sure it has the Loss Assessment limit you need. Comparing the value of your belongings to the "contents" limit listed in your policy helps yu make sure you have enought insurance to replce them if ty are lost, stolen or destroyed as a result ofa covered loss. An inventory also makes filing a claim easier.
The Easiest Way to take an inventory is to use a video camera, recording ad describing items as you walk through your house. Or, you cn use a regular camera or cell phone ad create a home inventory checklist. Add brand names and descriptions where you can, especially on large-ticket items. Keep any recepts you have with the list to make the claims process easier. Store your video or photo inventory offsite so you won't lose it if your house is damaged. Update your personal property records when you purchase new furnishings and valuables. Remember your homeowners policy covers valuable items such as jewelry, furs, art and antiques, only up to set dollar amounts.
